An investment in Home Staging is much less than reducing the selling price!

Staging for Occupied
Properties

We will design and enhance your property to create a look and feel that best suits its target market.

We will edit and position your belongings to increase fuctionality, flow and mass appeal.

A verbal consultation is provided prior to the staging date and will be included in our proposal.

Because there are numerous recommendations and advice given on the first visit, a non-refundable $150.00 deposit will be required and put toward the invoice upon completion of the job.

We offer a choice between our Basic or Plus staging packages so you decide how much you want to spend.

Staging for Vacant
Properties

By using our beautiful furnishings, artwork and unique accessories we will enhance features of your property while distracting from any negative or problem areas.

We create interiors and ambiance that will allow potential buyers to linger and form an essential emotional connection to your property.

There are varying factors that effect estimating time required to complete a job; reflecting on the final price.

It will cost more to furnish a million dollar home than an average size one based on square footage and the quality of furnishings required to suit the home's target market.

Staging Consultations

Cost effective and quick!

This option appeals to those who would enjoy taking on the hard work of staging themselves.

We will tour your home and provide a professional assessment on what will be required to meet today's market expectations.

The consultation takes about two hours. Both exterior and interior assessments will be made.

Recommendations will include advice on target marketing strategies, enhancing space and the home's special features, furniture arrangement, determining where best to invest your money in improvements to maximize your return etc.

If you decide after a consultation you wish for us to stage your home, we will re-imburse 50% toward the invoice of a full staging job.

ReDesign: $200/room
Decorate with what you own

This is an ideal option if you are tired of looking at the same way your furniture has been arranged and can't find a solution or are uninspired.

We can help. We will reinvent your space and help you with colour choices and decorating solutions.

Quote for Staging Services: FREE!

We will visit your property to determine what is required to merchandise it and prepare a quote specific to your needs and email you within 24 hours.

Upon your approval, we will formalize the staging plan with a written agreement and schedule a date for the staging. A 50% deposit will be required upon signing for vacant staging.

Move-In Decorating: $500
Unpack, layout and decorate with what you already own

This service just may be the solution if you have to work on moving day, physically need help to unpack, arrange furniture and decorate or just feel overwhelmed by the move and don't know where to start.

Colour consultation included if required.

Description of Home Staging Services

The first visit to your home will be to conduct a pre-staging consultation and assessment of time required to stage the house. A contract of expectations will need to be signed once it is determined what work you would like to do to save time and ultimately money or if you want to relieve yourself of it and save the work for us.

Because there are numerous recommendations and advice given on this visit, a non-refundable $150.00 deposit will be required and put toward the invoice upon completion of the job.

Basic and Plus packages include the following:

  2. Yard & Garden Evaluation;
  3. Photo Documentation;
  4. Seller's Custom Open House Checklist;
  5. Staging: Furniture, Accessory & Framed Artwork Editing & Re-Arrangement;
  6. Pre-Packing of smaller items;
  7. Kitchen & Bath Editing;
  8. Task coordination of 3rd party independent contractors upon request.
